Photo image design creates a realistic view of a new development

Large-scale commercial development of shopping centers can also be shown using the photo concept method.  This marketing method is very effective in showing the representatives of national retailers how a store will appear to the traffic in a proposed location. In some cases I have shot photos driving by the parcel in my car.

I am able to realistically site the buildings using topographic plot plans, Google Earth aerial views, parking layouts and elevations prepared by the developer’s engineering contractor. 

For the development of this seven acre tract, I stitched together the shots into a panoramic view.   I then photo-construct a variety of potential tenants into the stitched panoramic picture, and I add appropriate landscaping elements.  I add parking and even customers! 

  In this case, I made numerous versions of this development with many proposed retailers.

I took a picture of an adjacent five acre tract of land. The edge of the parking lot of the seven acre tract is shown at the right of the new photo concept of the expanded retail development. This photo was more challenging to construct due to the terracing that was necessary to accommodate the grade changes on the site. 

The prints are enlarged and matted to 36 inch presentation size to create an impressive impact on the viewer.

For very large development parcels, I use Google Earth with an overlay of the plot plan to identify where buildings or other features will be located.

In this example, I have photo-constructed the roads, parking lots, landscaping and buildings for an industrial development.  The developer was trying to attract warehouses, so I searched for aerial photos of warehouses to place onto the site plan.  This “bird’s eye view” shows how much of the land will be developed on the parcel and what the access to the buildings would look like.
