Photo image design helps real estate agents, developers,
& investors visualize untapped potential

Photo imaging can help commercial real estate agents and developers visualize new construction and major renovations and provide more realistic views that investors and marketing representatives can relate to.

In this example, a commercial real estate agent utilized photo imaging to market a business for sale to a similar business that was considering expansion into a neighboring town.   The existing business for sale included several adjacent parcels of land for sale that would be developed to add more retail and parking space to the existing building.

In the first of my photo image designs,  I translated the architectural style of the expanding business onto the existing building for sale.  I added new siding and windows that were directly taken from photos of the expanding business’ flagship building, as well as other architectural features, such as the cupola and signage.  The photo image shows the potential buyer how renovations would change the look of the property, in realistic visuals. 

The last two photos show a before and after of what the building and warehouse complex could look like by development of

the adjacent lots (shown at right in the first photo). 

 

In this type of work, I call the photo image a “photo concept” because the buildings don’t actually exist.  Here I show two additions and a warehouse.  Realistic representation of scale is assisted by plot plans, building and parking layouts done by certified engineering companies, and Google earth images.  I rely heavily on these supporting documents to insure as realistic a representation as possible using two-dimensional technology.  While this is not as sophisticated as three-dimensional technology, as a marketing tool, it is more affordable and is presented more easily to potential buyers and leasers.
